Tiny Blox provides an end-to-end service for investors to fully-outsource the installation of a secondary income-generating dwelling on their existing property. From the compliance, planning and design stage, right through to building approval, kit supply and even fullymanaged licensed building services.


With rental yields of anywhere from $200 to $600 per week, a Tiny Blox can be an excellent way to increase the yield of an existing investment property.


INCREASE THE VALUE OF YOUR EXISTING INVESTMENT PROPERTY


Achieve a value uplift in your existing property by adding a secondary dwelling/extension. Depending on the size and features of your chosen Tiny Blox, the average value uplift experience with our customer is between 20% and 30% of the property value prior to commencement.

​DIVERSIFY YOUR RENTAL VACANCY RISK WITH TWO TENANTS

Depending on the layout of your existing property and whether you can offer separate access to your new Tiny Blox, you may be able to introduce a second tenant or AirBnB to your property. This not only increases your rental yield, but it also diversifies your rental vacancy risk.

Your Tiny Blox can be constructed on steel floor system and therefore potentially transferable to another investment property if you wish. ENGINEERING AND CERTIFICATION (4-6 WEEKS)

3A. OWNER BUILDER’S LICENSE - If you are planning to Owner Build then you’ll get your license online here
3B. FINAL ENGINEERING - Pay 35% towards your Final Engineering
3C. FINAL BUILDING CERTIFICATION - TINY BLOX submits to the local Private Certifier

SUPPLY (3-4 WEEKS)

4A. PAY FINAL 35% TOWARDS YOUR KIT MATERIALS - This amount is payable to action the fabrication process
4B. KIT DELIVERY - 21 days after you pay, materials can begin arriving at your building site

OWNER BUILDER - Do as little or as much as you like and save the builders margin by employing local trades directly
LICENSED BUILDER - Use a builder you know or we’ll introduce you to one of ours
